Our Policies Regarding Pets

Pets play an important role in many people’s lives, and for that reason we have accepted pets in our apartments for Many Many Years.  However as of August 2021 we are Changing that Policy to NO PETS, and this is Non-Negotiable.  Owning a Pet comes with great responsibility, particularly living in an apartment building.  Pets can cause damage to carpet, floors, woodwork, and more.  Unfortunately a Few have ruined it for all because they were too Lazy to Walk their Dogs, or change Cat Litter on a timely Basis, and I have suffered tens of thousands of dollars in damage to my Properties over the years, and I'm DONE!

GRANDFATHER CLAUSE, AND POLICY FOR EXISTING PET OWNERS:

If you are a current Resident, and have Pets, no worries, I am not asking anyone to remove their existing Pets unless it is found that you are not caring for them properly.  However, You are still responsible for maintaining their Care in a Responsible, and Sanitary manner.  If your Pet sadly passes away, no more Pets will be allowed for the remainder of your Lease.

DOG'S MUST BE WALKED REGULARLY - Allowing your Dog to Defecate or Urinate inside the Building on Pee Pads or Other will Bring SWIFT AND SEVERE ACTION UP TO AND INCLUDING IMMEDIATE EVICTION, AND LEGAL ACTION FOR DAMAGE TO PROPERTY!  Most of the Damage caused by this Nonsense damages Floors... The flooring in One Room can cost $1500 or more for Materials and Labor.  Most Security Deposits are insufficient to cover these replacement costs, and Legal Action in small claims is my only recourse if Tenants refuse to take responsibility for their actions.

CATS'S MUST HAVE THEIR LITTER BOXES CLEANED AND CHANGED REGULARLY!  Failure to properly care for your Cat/s will bring the same Action outlined for Dogs above... EVICTION AND/OR LEGAL ACTION!

SANITATION & NOISE: All pets should be properly cared for in a manner consistent with respect for all people living in the building and for respect of the property, and community.  Failure to do so will result in either the permission for having a Pet revoked or termination of your lease.

Owners of all Pets will be held liable for any, and all damage to person or property.

All EXISTING PET owners must have a Renters Insurance Policy (at the Tenants expense) which covers both your personal belongings and has a PET Liability clause, and proof of renewal in the form of an "Insurance Binder” must be provided at the Lease signing, and on a year to year basis.

All Dog owners will sign an Addendum/Amendment to the Lease detailing the required responsibilities of maintaining/possessing a Dog in the building.

Dogs cannot run free in common areas and must be leashed at all times when not within the confines of your apartment.

Excessive barking by dogs is not acceptable, and is disrespectful to other residents.

CATS

Cats shall be cared for properly including a litter box that is maintained regularly taking required steps to prevent and eliminate odor and overflow of stool and urine onto surrounding floor surfaces.

Cat Litter boxes can not be located in any rooms that have Carpeting, or Laminate (Pergo type) flooring.  Only rooms with hard surface floors, and newspapers or other underlayment should be provided under box.

We recommend all Cats be provided a Scratching post or other device to prevent and deter scratching Woodwork or any other permanent structures/materials in the building. Owners will be responsible for any and all damage.

LIABILITY & RESPONSIBILITY

Failure to comply with these policies is grounds for Termination of your Lease.  Any actions to conceal Pets that are not approved, or circumvent these policies, and rules will result in immediate termination of the Lease, and the Tenant will be held liable for any and all damages including retention of your Security Deposit, and Legal action if damage exceeds Deposits held.
